Ten Doron Zwickel on Owning New Development

Welcome to Ten, CORE founder and CEO Shaun Osher’s rapid-fire interview series with prominent CORE figures. Read on to find out how this week’s subject deals with being on the hot seat.

1) How did you get into the business?
About 14 years ago, I was very fortunate to meet a broker/owner of a small boutique rental firm that was looking for “new blood”. He taught me a lot and we’re still close friends. It’s very important to have a mentor when you’re just starting in this business. Doron Zwickel

2) You are the Director of Sales for several new development projects – how do you manage everything?

The support I get from CORE’s various departments is unparalleled. Any PR, branding, marketing and event planning support from CORE takes the headaches and responsibilities off my shoulders. This allows me to focus a lot more of my attention on the brokerage side of the business. I also carefully select the sales teams for each project.

3) What do you love the most about new development?
Collaborating with the design and development teams during the planning phase of a new construction project, knowing that the input I bring to the table will impact both people’s lifestyles and the building’s aesthetics.

4) What do you attribute your success to?

It’s easier said than done, but I always try to look at the big picture and focus on long-term goals. The platform I have at CORE enables me to push the envelope and constantly reach new limits.

5) What is the one quality you admire most in a person?

Positive thinking. There are always reasons not to do things… and while you must be risk averse to a certain degree, you must also examine opportunities in a positive light and try to find creative reasons to embark on them. That’s the only way to succeeded in real estate.

6) What is the deal you are most proud of?
I was handed the task of selling the last 30 apartments at Arris Lofts. It was in early 2009 when the economy was at one of its lowest points and most new development projects were stalled. My team completed the task within several months.

7) What is the most challenging part of your job?

Balancing friendships with work relationships. Many of my closest friends are also my biggest clients. They all have their own personalities and egos, and they all want my undivided attention at all times. It’s quite hard to keep them always happy, but I like to think that I’m very good at managing that.

8) Where do you see the market going in the next year?
All signs are positive, especially in the new development realm where we are already experiencing higher prices than the boom of 2006/7.

9) What’s your favorite restaurant?
I have many favorites, but recently I go a lot to ilili – a high end Middle Eastern restaurant in one of Manhattan’s hottest new neighborhoods – NoMad (north of Madison Park). And it’s right across the street from 241 Fifth, one of our upcoming new development projects.

10) Do you have a question for me?
Which person, past or present, in any industry or field, are you inspired by and why?

I’m inspired by John Coltrane. He was a true innovator and artist. His devotion, dedication, and hard work to his craft was inspiring and he never stopped his pursuit of growth and discovery.
