After 19 years in real estate, with hundreds of listings and sales, it is difficult to isolate my favorite apartment that I ever sold, but the sale at 404 Park Avenue South, 10D certainly stands out.

I helped a buyer buy a pre-construction apartment at 404 Park Avenue South in NoMad and during the construction he found another apartment in a different building that he also wanted. So he asked me to list the Park Avenue apartment that he no longer wanted as soon as construction was finished.  My client also wanted to be ambitious with his pricing and was hoping to make more than $500,000 in profit without ever stepping foot in the apartment. With that said, I listed the apartment and after 45 days on the market we found a buyer but, like all deals, there was a caveat. The buyer was a foreign investor and only wanted to buy it with a current renter in place, which we obviously did not have. The rent was also going to be $16,500, which is not an easy rental, but I took on the challenge. After a couple of weeks of hounding every broker to bring me a renter, I happened to have dinner with a friend who told me that he needed a bigger apartment for him and his family, and as you can guess… he rented it!

This was a stand-out transaction on so many fronts: 1.) My seller was so happy and made his $500,000 in profit. 2.) My friend was able to get a great apartment that worked for his family. 3.) I had a happy buyer who made a sound investment. 4.) I was rewarded handsomely for my efforts. At the end of the day, these win-win scenarios are what we all hope for, but it is rare to get the trifecta of a win-win-win for everyone involved.

I look forward to my next stand-out sale but this one will stick with me for a while.
