Introducing the Upper East Side’s New CORE
In celebration of CORE’s new Madison Avenue office, our good friends at The New York Observer hosted a night of mingling, good food, and outstanding conversation last Wednesday at Rouge Tomate. The New York Observer was also celebrating the launch of their new lifestyle section “NYO”, with guests of the party getting a first look at the new publication. Guests included CORE brokers and staff, industry professionals, developers, architects, members of the media, and other invited guests.
Living Large: A Townhouse in the Sky
Adrian Noriega’s penthouse listing at 15 West 20th Street was the highlight of last week’s “Living Large” segment with Emily Smith. The Flatiron District home, equipped with over 2,000 square-feet of terrace space, private elevator access, and several other upgraded amenities, represents the best in luxury city living.

“It’s Officially Penthouse Time at Chelsea’s Walker Tower”
Curbed
After being introduced by The New York Times for having asking prices up to $10,000 per foot, three of Walker Tower’s penthouses came on the market last week. This news also landed one of the penthouses in The Real Deal’s “priciest units to hit the market” spot as well as a pick up by Zimbio.
“In San Francisco, Life without “Starchitects”
The New York Times
Walker Tower, whose namesake Ralph Walker, was a somewhat forgotten “starchitect,” is featured in a piece on the lack of statement architecture in San Francisco and its surrounding areas.

“The Perfect New York Closet”
Gotham
New Yorkers are all too familiar with the lack of closet space in Manhattan apartments. CORE’s Michael Graves commented on the history of the “generally overlooked” amenity. Luckily the trend seems to be leading architects and interior designers to craft residences with an emphasis on smart storage options.

The excitement a poker player feels when he’s about to reveal a royal flush? That’s the same anticipation we’ve felt while waiting for the Wall Street Journal to share the news about CORE’s latest high-profile listing: A duplex penthouse in the East Village’s premiere new development, the A Building, owned by poker ace Phil Galfond. There are many details that make this penthouse a stunner, but let’s start with the most eye-popping one: The sculptural steel slide that connects the two floors. This unique architectural detail was added when Galfond combined a pair of deuces (two two-bedroom units, that is) into what is now a 2,500-square-foot home accessed via private key-locked elevator. There’s also a custom Italian-made Rintal staircase for a more traditional path between the upper and lower levels.
The $3.99 million condo, with two bedrooms (convertible to four) and four bathrooms, also features an 18-foot atrium, two glass-walled terraces, a media/game room and a private roof deck. The A Building is a full service luxury condominium with a 24-hour doorman and concierge, a rooftop sundeck with swimming pool and cabanas, a courtyard garden and a full fitness center. Check out the listing from CORE’s Lindsee Silverstein and Elizabeth Kee for more amazing photos, including the glass billiards table. For another glimpse of the slide that has everyone talking, see below.

It’s been an unseasonably warm winter in New York, and the historic former McBurney YMCA is dressing accordingly. Exterior maintenance work on the building, which was converted to a handful of massive loft apartments a few years ago, is now complete, and the Beaux-Arts beauty at 213 West 23rd Street has shed its scaffolding and is once again shining. Today the Daily News takes note of the building, specifically its epic penthouse. Dubbed Chelsea Skyhouse, the 6,000-square-foot apartment — with a 30′ atrium and a layout currently configured as a four-bedroom, each having access to terraces — also includes a staggering 7,000 sq. ft. of private outdoor space. It’s listed for $8.95M by CORE’s Christian Rogers and Emily Beare, who cracks to the Daily News, “People in the suburbs don’t have backyards this big.”
The paper’s Gina Pace adds, “With exposures in four directions, tons of floor-to-ceiling windows and no neighbors on the floor, the space feels like it has been airlifted from the west coast and placed on top of the Beaux Arts-style building.” Click over to the Daily News story for some great photos, and check out the floorplan for the Chelsea Skyhouse below. Where: 650 Sixth Avenue PH-C

Asking: $4,995,000

The Cammeyer is one of our favorite buildings since it straddles the border of Flatiron and Chelsea, two of downtown’s most dynamic neighborhoods. And this penthouse in the pre-war loft building (which was once the world’s biggest shoe store) is one of its crown jewels. Open space, sun-drenched interiors and top-of-the-line finishes? That’s a given. It’s the two terraces that make this apartment really shine. And the penthouse action is only getting started…
