The proposed Medical Office development will be a new seven-story medical office building with approximately 11,000 gross square feet of floor area. The building will have a footprint of 20.00 wide x 80.00 deep at 1st, 2nd, 3rd, and 4th floors, with a rear yard of 20.00 wide by 21.17 deep. The 5th, 6th and 7th floors will step back from the front wall approximately 20.00 to create a footprint of 20.00 wide by 60.00 deep, maintaining the 21.17 rear yard open area.
The ground floor will be provided with a reception desk, a waiting area, and a pharmacy which will operate during normal business hours. Patients will be attended only by appointment and will be required to sign-in upon arrival to the building. The interior of the building will incorporate sustainable and eco-friendly materials for finishes, doors, and windows, and will integrate state-of-the art technology for electrical, plumbing, and air-conditioning, ventilation, and heating systems. Furthermore, all interior areas and spaces will include air filters and monitors for adequate removal of pollutants from ventilation sources to reduce contaminants and to reduce the potential for spread of viruses.
