I wanted to make you aware of an opportunity that might make sense for your buyer profile.
1078 East 54th Street is a legal 2-unit property located in East Flatbush. We were in contract at $780,000 but the buyer was not able to close. The contract expired, was canceled and funds returned to buyer's lawyer.
I am reaching out because the seller also is in foreclosure and needs to sell quickly.
The property WILL NOT BE DELIVERED VACANT. There lower apartment is occupied.. They are not friendly. There is no lease and they are not paying anything. They have not been served any eviction paperwork buy the seller.
To be clear, the contract will not include any language that states the property will be delivered vacant at closing. This is "where-is, as-is, "

I can show the top floor, garage and backyard, but cannot show the lower-level apartment.
I can get the payoff balance from the bank and disclose that. Brokers, I am hoping you can get your fee from your buyer but if not, I will share my commission (reluctantly) with you. I do know that on deals like these the buyer will sometimes pay their broker. We can discuss.
