Recently, CORE was invited to join Leverage Global Partners, a network of independent real estate brokerage firms throughout the world, to be its exclusive member affiliate for the New York City market. After meeting with co-founder F. Ron Smith, Shaun and I agreed that his vision for Leverage dovetails almost seamlessly with the fundamental tenets of CORE’s business model in its focus on transparency, integrity and innovation. While New York has long been considered a truly global city based on its concentration of critical industries as well as its cultural, financial, medical and educational resources, it is only since relatively recently that many wealthy and influential persons from throughout the world could buy residential property in New York City due to the predominance of cooperative ownership. The vast majority of coops don’t permit second home ownership, and their financial and other disclosure requirements effectively disallow international purchasers. The influx of new and converted condominiums to the market in the last ten to fifteen years, and the extremely high-end finishes and amenities offered by of many of these buildings, has opened up homeownership to a much wider audience of affluent global consumers.
As NYC has experienced this growth in international ownership, CORE increasingly works with clients with property holdings throughout the world, often necessitating a referral to a brokerage in another city, state or country.
