Introducing: One Murray Park

Here’s a first look at One Murray Park at 11-25 45th Avenue, the first condominium on Long Island City’s Murray Park (also known as Murray Playground), and the first new condominium to hit the LIC market in more than a year. CORE’s Doron Zwickel will bring the 45-unit building — consisting of 10 studio, 25 one-bedroom and 10 two-bedroom apartments — to the market next month. Designed by SoHo-based architecture firm Fogarty Finger and built by a team consisting of veteran Long Island City developer Shuster Development & Management and TerraMax Development, One Murray Park will be an anchor on tree-lined 45th Avenue, offering residents a recently renovated park right at their doorstep. Construction is nearly complete, and closings are slated to take place in late summer. Studios will be priced from the low $300Ks, one-bedrooms from the mid-$400Ks, and two-bedrooms from the low $700Ks.

Long Island City was a hotbed of development activity in recent years. New luxury apartment buildings popped up regularly, capitalizing on this waterfront Queens neighborhood’s proximity to Manhattan (only one subway stop from Grand Central Terminal), incredible Midtown skyline views and, most of all, value. As the economy tumbled, construction froze up, but the seeds of Long Island City’s evolution were already planted. As the New York Times just wrote about this tight-knit neighborhood: “Families living in Long Island City now laud the neighborhood’s new waterfront parks, its relative affordability and a congenial sense of community that, they say, makes the area feel like a suburban extension of New York City.”

One Murray Park’s amenities will include a doorman, gym, indoor parking, residents’ library, pet washing area and common roof deck. The project is also eligible for a 15-year 421a tax abatement. Of course, one of the best amenities is Murray Park itself, which recently went through a multimillion dollar facelift that included a new playground and state-of-the-art synthetic-turf ball field.
