’24 Hours With’ takes a look at a day in the life of CORE’s agents. Steve Snider shares the power of knowledge and the key to his success.

Every night, before I go to sleep, I set my alarm to a different song. It switches things up a bit, making 6:30am a little bit easier. I actually don’t mind the early wake-up call though. I began running almost two years ago and I enjoy being at Hudson River Park early. There is something very motivating about starting my day pushing myself and doing something I love.

When I get home, almost ritualistically, I go through the daily listings and send out emails to my buyers keeping them up to date on any new listings and any price adjustments that have taken place. I like to keep my buyers educated and it makes their search, which can tend to be overwhelming, a bit less stressful.

Mornings in the office are an important part of my day. The day gets progressively busier and spending concentrated time at my desk allows me to make calls, answer emails, and strategize with my partner about what we are doing to help our business continue to grow. It is essential to keep things running smoothly on the back end.

By noon I take off running to meet with clients for the rest of the day. On a typical day, I will meet with a seller, take a buyer out to see a handful of apartments and go to various meetings to keep me at the forefront of the market.

Yesterday was exciting because I had a listing pitch and I think I nailed it. The sellers bought their apartment 3 years ago and they love it but want to capture the market and reinvest in new development. We talked about average returns, rents and true expectations. I am a very numbers-and-analytics oriented person and I try to convey the trends that we are seeing to help them make the best decision possible. Developing trust is key and the more information that I know the better.

I have an insanely good memory, which is helpful in these situations because I am able to give my clients all of the comparable sales that are taking place and also compare those to trends in other neighborhoods. We need to know the market facts from the Financial District to Hell’s Kitchen to do this job well.

My partner and fiancé live in the West Village. While we’re walking home, we talk about what went on in our day and talk about tomorrow’s agenda. This daily walk home allows us to let the workday fade away. We love to find a little West Village restaurant to sit and relax and eat, that is a favorite past time of ours. Being part of the neighborhood gives us a bit of normalcy and roots in a crazy and chaotic city.

The truth is, in the world of NYC real estate, no two days are ever the same. There are highs and lows and so many emotions in between. I love what I do and I’m grateful for each day and everything that goes along with it. I wake up ready to conquer the next day and I am excited about the next dragon that needs to be slayed.
