We tend to mock dated real estate adages like “location, location, location,” but in the case of this sensational West Chelsea condo, those old words of wisdom ring true. Situated between the High Line and the Hudson River, with dramatic views of both, this 4-bedroom, 3,353-square-foot apartment is on West 19th Street’s “Architect’s Row,” featuring new buildings by Frank Gehry, Jean Nouvel, Shigeru Ban and Annabelle Selldorf, who designed this boutique condominium building to have floor-to-ceiling windows and a striking midnight blue terracotta façade.

The apartment is modern, fresh and contemporary, much like its neighbors and the surrounding art galleries of Chelsea. It’s also the rare new apartment that manages to be perfect for entertaining (with an open 40′ living and dining area) while not sacrificing any space for the bedrooms (the two master suites attest to that). While we recommend checking out the entire photo gallery, below is a quick peek at one of the views, of the High Line, Chelsea’s landmark London Terrace towers, the Empire State Building, and beyond.

“Supersized” apartments are a hot sector of the market, The Real Deal magazine reports in its latest issue, as real estate developers look for ways to appeal to wealthy buyers. The list of new supersized buildings includes CORE’s upcoming Walker Tower development, but with the launch of sales at Walker Tower still a few weeks out, we thought we’d highlight three other supersized pads currently on the market.

Size: 4 bedrooms, 4.5 bathrooms
Asking: $8,950,000
Listed by: Emily Beare and Christian Rogers

This Chelsea apartment isn’t called the “Skyhouse” for no reason. The mansion-in-the-sky, a triplex sitting atop a landmark building, has 5,000 square feet of indoor space along with an almost unheard of 6,000 square feet of private outdoor space. No neighbors, four exposures, and striking views of the Hudson River and Empire State Building — it’s a supersized home for a supersized lifestyle.

Now that spring seems to be settling in quite well, we’ve got the urge to take our lunch meetings outside. With that in mind, our focus today is on homes that are best for enjoying a taste of the outdoors.

This Upper East Side corner apartment has a perfectly cozy balcony perched up on the 21st floor, with a spectacular vista of the New York skyline. After last week’s look at homes for book lovers we thought we’d throw the spotlight on another form of collecting. New York is famous for its cultural institutions and museums, but there are just as many great works of art hanging on the walls of private apartments as there are in the Met. High ceilings and sturdy walls with spaces for canvases are some of the most sought-after real estate features these days. Here are our favorite properties on the market that are ideal for displaying your collection.

What better place to start when discussing than Chelsea, the gallery capitol of New York City? This full-floor penthouse in the ultra-modern Yves building has plenty of glass walls, but the interiors provide ample space for even the largest paintings to be installed, as witnessed by the current décor. The grandiose scale of the apartment means that it won’t get overwhelmed by even the largest installations.

Between Daylight Savings Time and the (unofficial) arrival of spring marked these past few sunny days, we’re getting excited about properties that are perfect for warm weather. Whether it’s the outdoor space, the view, or both, these are the penthouse properties we think will be be hot this summer.

5,400 square feet of private outdoor space. We could just leave it at that and move on, but there’s so much more to talk about. This huge 5,700-square-foot Flatiron District loft is one of a kind, taking up the entire top floor and allowing for a totally customizable floor plan. The 19 windows are going to let in plenty of sunlight, but the roof deck is a game-changer that just needs a little bit of vision to be turned into one of the most spectacular private outdoor spaces in the city.

A sampling of last week’s press coverage of CORE and CORE properties.

core_wt_archivalfinal“Dial C for Condos”
New York Times
CORE’s Walker Tower project, the conversion of a classic pre-war Art Deco telephone building into 53 luxurious residences, made a splashy debut in the New York Times over the weekend. The paper wrote: “The developers say they are sparing no expense in the furnishings and finishes. The 12- to 15-foot-high ceilings will be coffered. Radiant heat will course through French-oak herringbone floors.” Curbed and the New York Observer also weighed in on the initial Walker Tower details, and The Real Deal added that CORE’s Emily Beare and Vickey Barron will head up the sales team.

“Stalled LIC condo set to hit market in April”
The Real Deal
Walker Tower wasn’t CORE’s only big reveal last week. Long Island City’s One Murray Park was also unveiled on the CORE Blog, and The Real Deal spoke with CORE’s Doron Zwickel about the launch of sales. Curbed also shared the initial details about the project, which is the first new LIC development in over a year.

HGTV’s “Selling New York” follows CORE agents as they navigate the country’s most competitive—and compelling—real estate market. Here’s our behind-the-scenes look at Episode #507, which first aired on March 8, 2012. For more SNY recaps, click here.

core_030812_snyIn “Creative Tactics,” CORE Managing Director Emily Beare was forced to think outside the box to market a unique waterfront listing at 220 Riverside Boulevard, aka Trump Place. Naturally, Emily’s first instinct was to plan a fabulous open house for her fellow brokers, but the seller, Rebecca Clemente, informed Emily that Trump Place has a “no open houses” policy. Emily had to come up with another plan to get people in the door and decided to act fast.

To create a buzz around this 2,962-square foot beauty, Emily enlisted the help of event planner to the stars, Colin Cowie. After a quick trip to Colin’s office, they decided to throw an invite-only cocktail party to show off the apartment’s perfect entertaining layout. Emily knew that getting people to visit 220 Riverside wouldn’t be a problem if a signature Colin Cowie party was being held there. Colin and his team put together a one-of-a-kind event, perfectly tailored to the luxurious property. The party, complete with an electric rock violinist, was flawless, and had brokers pulling Emily in all directions to tour the apartment. After a successful party, it was no surprise that potential buyers were interested and that an offer was soon on the horizon.

Keep on reading for some exclusive behind-the-scenes information about what didn’t make it into last night’s episode of “Selling New York” and what happened after the cameras stopped rolling!

It’s been an unseasonably warm winter in New York, and the historic former McBurney YMCA is dressing accordingly. Exterior maintenance work on the building, which was converted to a handful of massive loft apartments a few years ago, is now complete, and the Beaux-Arts beauty at 213 West 23rd Street has shed its scaffolding and is once again shining. Today the Daily News takes note of the building, specifically its epic penthouse. Dubbed Chelsea Skyhouse, the 6,000-square-foot apartment — with a 30′ atrium and a layout currently configured as a four-bedroom, each having access to terraces — also includes a staggering 7,000 sq. ft. of private outdoor space. It’s listed for $8.95M by CORE’s Christian Rogers and Emily Beare, who cracks to the Daily News, “People in the suburbs don’t have backyards this big.”

The paper’s Gina Pace adds, “With exposures in four directions, tons of floor-to-ceiling windows and no neighbors on the floor, the space feels like it has been airlifted from the west coast and placed on top of the Beaux Arts-style building.” Click over to the Daily News story for some great photos, and check out the floorplan for the Chelsea Skyhouse below. “The luxury list”

“Houses of the Week”
New York Post
Speaking of the Chelsea Mercantile, Michael Garr’s listing in the building–a great 1,500-square-foot loft priced at just over $2 million (above)–was one of the Post’s featured properties last week. The six large tilt-and-turn windows have some stunning city views, if that’s your thing. (It’s certainly ours.)
