core_052412_tp2Thursday is typically “Selling New York” day on the CORE Blog, but you may have noticed that we’ve been quiet about the show in recent weeks. That’s because reruns have been airing on HGTV (including tonight’s re-airing of Parul Brahmbhatt’s “Steampunk apartment” launch) while new episodes are being filmed — new episodes that will be featuring CORE agents, of course. During this brief “SNY” pause, the topic of the real estate industry embracing reality television remains a hot topic. The current issue of The Real Deal magazine examines the connection, and wonders whether small screen exposure leads to big property sales. The jury is still out on that verdict, but shows like “Selling New York” do help drive interest and shape opinions. The Real Deal’s Katherine Clarke details one interesting example involving CORE’s Tom Postilio:

At the Urban Glass House condo in Soho, for example, sales had virtually stalled because of a much-publicized odor problem from a sanitation facility next door. An agent with two listings in the building, Core’s Tom Postilio, decided to spread the word about newly unveiled city plans for a new building to house the odorous garbage trucks.

“I spearheaded an effort, through ‘Selling New York,’ to show how fabulous the building is, factoring in the city’s plans,” said Postilio, who arranged an on-camera meeting with other brokers to strategize about how to reinvent the building’s image.

Actors spend their days pretending to be other people, so if you want to get a sense of what they’re truly like, start at home. A person’s home is the ultimate expression of their personality, and in the case of acting icon Joan Collins, we are not disappointed. As the Daily News reports, CORE’s Tom Postilio and Mickey Conlon have been tapped by the British-born legend (best known for her diva-licious role as Alexis on the wildly popular “Dynasty” soap throughout the ’80s) to sell her apartment in the white-glove co-op building the Dorchester, located at 110 East 57th Street at Park Avenue. The impressive layout boasts 3 bedrooms, 3 bathrooms, a formal entrance gallery and grand living and dining rooms that can entertain all your friends… or foes. And it’s all just so Joan. As the Daily News writes:

Full of mirrors, paintings of Collins and photographs of actors such as Cary Grant and Laurence Olivier, the apartment is a 1980s time capsule, with a zebra-covered settee, parquet floors and a toile bedspread that matches the walls.

“The first thing Joan said when we walked in was, ‘I bet you’ll want me to take down all the pictures of me, ’” said Postilio. “Absolutely not. We’re going to glam it up even more.”

How can you still get some enjoyment out of a rainy New York City day? Set up a camera inside the penthouse of a famously glassy architectural icon to capture how light flows in and out with the clouds. That’s precisely what Curbed recently did at CORE’s rental listing at Blue on the Lower East Side, which recently hosted an event for our own Jarrod Guy Randolph. Check out the time-lapse video above for a moody look at downtown Manhattan. The amazing apartment is still available for $14,000 per month.

Recently we highlighted the very active spring at One Museum Mile, and now the New York Daily News has a follow-up report with some huge news: A penthouse in the luxury condominium tower, at 1280 Fifth Avenue, has just sold for $3.1 million, or around $1,767 per square foot, a staggering amount for the Central Park area above 96th Street. The Daily News writes that the Central Park Conservancy found that home values around 110th Street in Harlem have jumped 39% from 2007 to 2012, and new luxury product, like that found at One Museum Mile (where the Museum for African Art will occupy the base of the building), is a big reason why. But how does the neighborhood compare with the rest of Manhattan? The paper puts it all into perspective:

The price per square foot record puts the area on the same playing field as Chelsea, the East Village, and parts of the upper West Side.

One Museum Mile, located at the northeast tip of Central Park, has more in common with the multimillion-dollar prewar co-ops 20 blocks south than its neighbors. The price per square foot for the sprawling three-bedroom, three-bath doubles and triples current sale prices in and around El Barrio and Central Park North.

Our most popular penthouse was back on the small screen last night, as CBS’s Emily Smith took a tour of the A Building duplex that comes complete with an indoor slide for her Living Large series. CORE’s Lindsee Silverstein, who shares the $3,990,000 listing with Elizabeth Kee, showed Smith around the unique and modern 2,400 square foot space, and then everyone took a spin down the slide — resulting in at least one blooper.
